1. This house is intended to accommodate the number of people that you informed us when making your booking. If you have an unexpected guest, you must advise management immediately, a fee of $35.00 per person per night is charged.
2. Functions/parties are not permitted (without prior permission)
3. The property caters for a set number; babies in porta cots are not included in this number. This is a security and safety issue. A fee may be charged or guests may be asked to leave if extra people are accommodated and the office is not advised. Should there be a fire, we need to advise authorities of accurate numbers booked into the accommodation- (safety issue).
4. Tenants, guests and occupiers agree not to create any nuisance or excessive noise, causing annoyance to the owners or occupiers of any nearby premises. Remember, some of our neighbours are permanent residents. Only one warning will be issued. Should further complaints be received, this will result in immediate eviction from the premises, and no refund. Your consideration is appreciated.
5. Please do not remove, or move furniture around the house or from the house during tenancy. This can cause damage to floors, walls, furniture, and dislodge cables where the removal of TV/DVD/Videos is concerned.
6. Do not bring appliances from home for use at the holiday house as we cannot guarantee their safety. NO CARAVANS TO BE TAKEN TO THE HOUSE UNDER ANY CIRCUMSTANCES.
7. Ensure all blankets and pillows are left neatly as you found them.
8. Sporting Equipments ie: surfing boards, push bikes etc are not allowed to stored inside the house. They can be stored in the backyard or in the garage.
9. This house is Smoke Free at all time, please smoke outdoor and extinguish the butts properly. Also please dispose of extinguished buts in the appropriate rubbish bins do not leave them lying around the property.
10. All rubbish is required to be removed from the house before departing, including rubbish in the toilets and in kitchen area, make sure you remove all food leftovers from the fridge.
11. Rubbish Bins are to be moved to the street on Sunday night for next day collections.
12. We cannot take responsibility for your personal property, or if you damage your property while staying, please look after your belongings during your stay, locking the premises when you are not present etc. Property left at premises after you leave, must be collected within 14 days after which time it will be donated to the local opportunity shop.
13. Before your departure, please ensure the windows are securely closed.
14. Please lock the door when leaving the house and return the keys to the agent or as arranged when making your booking.
15. No pets-animals and pets are allowed inside any premises under any circumstances, unless prior permission is granted. If prior permission has been granted for pets, guests are required to clean up gardens, paths etc after pet indiscretions.
16. Breakages and any damage to accommodation and its contents must be reported to management and paid for prior to departure. Tenants and or guests agree to allow management or nominee to enter the premises to carry out any necessary repairs which may have arisen during tenancy.
17. Booking will be confirmed upon the payment of a 50% deposit.
18. The balance must be received one week prior to the booking.
19. $200 refundable security bond is required for any costs or expenses, damages, breakages or other loss may applicable to or arising out of the use and occupation of the property.
20. At the conclusion of the rental contract period an inspection of the property will be undertaken by the agent or its authorised officers. Any breakages, damages or loss will be charged at replacement value to the party named in the rental contract.
21. Rent Refunds: Once the property is booked, changes in dates to accommodation bookings will incur an administration fee of $50.00. If cancelled more than 30 days prior to booking, a 15% cancellation fee is payable, if cancelled less than 30 days prior to check in date, a 25% fee is payable. Once final payments is due (1 week before the check in date), no refund applicable. All cancellations or variations to bookings must be in writing by the person making the booking.
22. The owner manager/agent is entitled to terminate a guest’s tenancy at any time where the guest is in breach of any rule contained within the agreement, including excessive noise, and behaviour causing damage to property.
23. The guest is required to immediately vacate the tenancy upon termination.
24. The guest is required to immediately vacate the tenancy when checking out. If the guest remains upon the property they will be treated as a trespasser and dealt with according to law.
25. The guest is not entitled to a refund of monies paid where the guest’s tenancy is terminated by the manager/agent.
26. The manager/ agent are entitled to do whatever is required to enforce the eviction of any Guest and removal of the Guest’s property.
